What "reactive" soil actually means
Reactive clay changes volume with moisture. When it takes on water — after rain, or over a wet winter — it swells and expands. When it dries out over summer, it shrinks and contracts. That cycle happens every year, and the movement can be significant.
Your house doesn't move as one solid block. Different parts of the block dry out and wet up at different rates — the shaded south side stays damp while the sunny north side bakes, or a garden bed keeps one corner moist. The ground under your stumps rises and falls unevenly, and your footings go with it.
How that leads to stump failure
Stumps rely on stable footings. When the clay beneath them heaves up in one spot and settles in another, the stumps are pushed and pulled out of position. Over years of seasonal cycling, this shows up as:
- Floors that slope or feel uneven
- Cracks in plaster walls and cornices
- Doors and windows that stick
- Gaps opening around skirting boards and external cladding
On older homes still standing on original timber stumps, the problem compounds — the timber also rots and is attacked by termites in the damp subfloor.
What makes it worse
A few things accelerate the cycle in Wyndham homes:
